Water Problems

Please read down to try and analyse common faults.

We have a flood

Water is the one thing that can go wrong real quick.  A burst pipe or tap fitting can spurt out a lot of water in a very short time.  This can cause a lot of damage to your property and the flat if the water is not stopped.  Although we try to be available by phone, sometimes we are not reachable.

 

So in cases of emergency it is a good idea to work out where the water tap is that lets water into your flat in case you ever need to shut it off.

 

These taps are usually located on the footpath outside your flat.  They may be in a modern blue capped container, or be under a metal cover (silver rectangle or smaller round one).  In the case of an emergency if you cant find the shut off tap, and you can't contact us, and campus watch or a neighbour cant help you, then ring a plumber.

We have no cold water but we have hot water

If this is the case you probably won’t have any water shortly.  There is probably no water coming into your flat and the only water you have left is stored in a tank and it is about to run out.

We have no water at all

The water supply has stopped to the property.  Check with your neighbours as they probably don’t have any water either.  Somewhere in a street close to you someone is doing work and the water supply has been shut off for a while.

The water is brown and muddy

There has been a repair to a water supply in the street and this has allowed dirt to get into the water supply.  Run the tap until the water runs clear.

The hot tap or shower is just running cold water

If you have electric hot water, check that all your flatmates have not had really long showers and run out all the hot water.  If this is the case you will have to wait for the water cylinder to heat up again (a shower typically uses between 6 and 10 litres of water per minute).  If there has not been a large amount of hot water used then please contact us as there may be an issue with power or the hot water cylinder itself.

If you have gas hot water, then you have probably run out of gas.  Check out the Gas Problems section.

There is hot water at some taps but the shower mixer or another mixer tap runs too hot or too cold

There is probably a problem with the shower mixer or tap mixer.  Please contact us.

 

There has been a large reduction in water volume from a shower or a tap

There is probably a problem with the shower mixer or tap.  Please contact us.

The shower, tap or mixer tap won’t turn off properly and keeps running

There is probably a problem with the shower mixer or tap.  Please contact us.

There is water under the kitchen sink, bathroom vanity or laundry tub

There is probably a problem with a water supply fixture.  Please contact us.

The kitchen sink, bathroom vanity or laundry tub don’t drain properly

There is probably a problem with a blocked waste.  Try plunging it.  If you can’t solve the problem then please contact us.
